Searching for rent to own homes in Conyers, Covington or Douglasville? There is a stronger option. Golden Path Homes sells homes around Atlanta on owner-finance terms: no credit check, no bank approval, a fixed monthly payment, and the deed recorded in your name at closing instead of after years of renting.
Want to see what is available right now? Browse rent to own homes in Conyers for the live homes closest to Rockdale County, with the down payment and monthly figures on every one, or see all available homes. The rest of this guide walks through the three county seats on I-20, east and west of the city, and where owner finance actually pencils in each.
Interstate 20 is the value corridor of metro Atlanta. Follow it 25 miles east and you reach Conyers, ten more and you are in Covington; follow it 20 miles west and you are in Douglasville. All three are county seats with their own hospitals, school systems and job bases, and all three still sell a three-bedroom house for well under what the north side charges. They also share a kind of buyer: warehouse and plant workers, nurses, drivers, contractors and small business owners with steady income that does not fit a bank's W-2 box, or a credit file with a blemish or two. A household that can comfortably pay $2,000 a month gets told to keep renting.
Yes. Rent-to-own, lease-to-own and lease-purchase programs are all advertised across Rockdale, Newton and Douglas counties, and the same search turns up the big national listing aggregators. Read the fine print first. In a typical deal you pay an option fee up front plus monthly rent for two to five years, and you own nothing until you exercise the purchase option at the end. If the deal falls through, or the landlord sells, the option fee and any "rent credits" usually stay with the landlord. You are a tenant until the last day.
| Owner Finance (GPH) | Rent-to-Own / Lease Purchase | |
|---|---|---|
| Ownership | From day one | After exercising option |
| Equity building | Every payment | Rent credits (maybe) |
| Credit check | None | Often required |
| Timeline to own | Immediate | 1–5 years of renting |
| Who holds the deed | You, recorded at a title company | The landlord |
Owner financing means the seller carries the loan instead of a bank. You bring a down payment, typically $20,000 to $40,000 depending on the home, and make a fixed monthly payment to a third-party loan-servicing company that documents every dollar. The deed transfers to you at closing through a Georgia title company, the same way it would with a mortgage. There is no credit check, no underwriting, and no appraisal contingency. Qualification comes down to your down payment and your ability to make the payment.
Every home on our site shows two pricing options on a slider: a larger down payment with a lower monthly, or a smaller down payment with a higher monthly. Pick the mix that fits your savings and your budget. If the numbers feel like a stretch, reach out anyway. Our team talks through what works far more often than it says no.
Prices step down as you move away from the Perimeter, and each city below has its own page showing the live homes inside its radius.
The Rockdale County seat, about 25 miles east of downtown. Most of what sells is 1980s-to-2000s subdivisions off Highway 138, Highway 20, Salem Road and Flat Shoals Road, plus the older streets around Olde Town. Three-bedroom homes typically trade in the roughly $250,000 to $380,000 range. Rockdale County Public Schools covers the county, with Rockdale County, Heritage and Salem the high schools. See rent to own homes in Conyers.
Ten miles past Conyers and a step cheaper. Older homes near the courthouse square, in Porterdale and in Oxford sit alongside newer subdivisions off Salem Road, Highway 36 and the Covington Bypass, typically in the roughly $230,000 to $350,000 range. Newton County Schools serves the area, with Eastside, Newton and Alcovy the high schools. Buyers who want more house for the payment and do not mind a longer drive into Atlanta start here. See rent to own homes in Covington.
The west-side county seat, 20 miles from downtown and about 25 minutes from Hartsfield-Jackson. Subdivisions around Chapel Hill Road, Highway 5, Bill Arp and Tributary at New Manchester typically trade in the roughly $260,000 to $400,000 range, with Lithia Springs and the Villa Rica side a little under that. The Douglas County School System covers the city, with Douglas County, Chapel Hill, Alexander and New Manchester the high schools. See rent to own homes in Douglasville.
On the east side, Rockdale and Newton counties carry a lot of manufacturing for their size. Pratt Industries and Acuity Brands run plants in Conyers, Piedmont Rockdale Hospital is the county's largest healthcare employer, and distribution centers line Sigman Road. In Covington, the Stanton Springs industrial park holds the Takeda plant and a Meta data center, with General Mills, Nisshinbo and Piedmont Newton Hospital inside the city. Downtown Atlanta is 30 to 45 minutes from Conyers and 45 minutes to an hour from Covington.
On the west side, Google and Microsoft both operate data centers in Douglas County, Wellstar Douglas Hospital and the Arbor Place retail area are in Douglasville itself, and the warehouse corridor along Thornton Road and Riverside Parkway is ten minutes east. The airport is close enough that airline, cargo and hotel workers make up a real share of Douglasville buyers.
If your job is on the south side instead, look at Henry County too. Conyers is about 20 minutes from McDonough and Stockbridge on Highway 138 and Highway 20, and our McDonough page is where our team has held the most Georgia inventory this year.

Lease-purchase and rent-to-own deals are advertised in Newton County, but in each of them the landlord keeps the deed until you exercise an option years later. Our Covington page at golden-path-homes.com/rent-to-own/covington-ga shows owner-finance homes within 20 miles, where you own from the day you close.
Yes, and there is a better structure. Our Douglasville page at golden-path-homes.com/rent-to-own/douglasville-ga lists the owner-finance homes within 20 miles, including Paulding County to the north and the airport side to the east. No credit check, and the deed is yours at closing.
They are the same family of deal under different names: you rent with an option or an obligation to buy later, and the landlord keeps the deed until then. Owner financing is different. You own from day one, the deed is recorded in your name at closing, and every payment goes toward your purchase.
Typically $20,000 to $40,000 depending on the home. Each listing shows the exact options on a slider. If that feels like a stretch, reach out anyway and our team will talk through what works.
Yes. There is no credit check and no bank underwriting. Contract, 1099, and self-employment income all count. Qualification is your down payment and your ability to make the monthly payment.
