Why does a bank need an SSN when you do not?

A bank pulls your credit and reports the loan to regulators, and both of those run on a tax number. Golden Path Homes is the seller, not a bank. We finance the home ourselves, we do not run a credit check, and the only things we look at are the down payment and steady income. Nothing in that approval needs a Social Security number or an ITIN, so we do not require either one.

What ID does the title company need at closing?

A government photo ID; the title company sets its own rules, because it is the one recording the deed, and our team walks you through what it will ask for before closing day. Nothing else is checked beyond the down payment and your income.

Can the deed be recorded in my name with an ITIN?

Yes. A deed is recorded with the county by the owner's name, not by a tax number. At closing the title company records the deed in your name, and from that day the home is yours. A third-party loan servicer then collects the monthly payment at a fixed rate from 4.9% to 6.5% for the life of the agreement.
