Buying a home
Does "no credit check" really mean no credit check? Yes. Golden Path Homes does not run a credit check on any buyer, and no bank is involved.
Can I buy a home with no credit check and no down payment? No. Every Golden Path Homes home requires a down payment, and we do not know a legitimate seller who offers one for nothing down.
How much is the down payment on an owner-financed home? On the homes available today, down payments run from $10,000 to $60,000, and each listing shows its own number.
What is the lowest monthly payment on an owner-financed home? On the homes available today, monthly payments run from $700 to $3,955, and the lowest is $700.
What is the difference between rent to own, lease to own and owner financing? Rent to own, lease to own and lease purchase mean renting first and buying later, if you exercise an option.
How do I find legit rent to own homes and avoid scams? A legitimate rent to own or owner finance home closes at a title company, puts the deed in your name on record, runs payments through a third-party loan servicer, and gives you every term in writing before you pay anything.
Can I buy a home with bad credit, a bankruptcy or a foreclosure? Yes. Golden Path Homes does not run a credit check, so a low score, a bankruptcy or a foreclosure never comes up.
Do I need proof of income if I am self-employed or paid in cash? Yes, you need steady income, and no, it does not have to be a W-2. Self-employment, 1099 contract work and cash income all count.
Can I buy a home with an ITIN instead of a Social Security number? Yes. Golden Path Homes accepts an ITIN, and you do not need an ITIN or a Social Security number to buy.
Can the down payment be split or paid in two parts? Not as a standard option: the down payment is paid at closing, and each listing shows the amount.
Are closing costs included in the down payment? No. Closing costs are separate from the down payment.
What is the interest rate and how long is the term on owner financing? The rate is fixed, from 4.9% to 6.5% depending on the home, for the life of the agreement. It never adjusts.
Once I sign the terms and pay earnest money, is the home held for me? Yes.
What happens if I miss a payment, or want to sell or refinance early? Your payment is collected by a third-party loan servicer, and a late or missed payment carries penalties and can lead to default, the same as any home loan.
