On the homes available today, down payments run from $10,000 to $60,000, and each listing shows its own number. The down payment is set per home, not per buyer, and a larger down payment lowers the monthly payment on that home. Nothing else is checked: there is no credit pull, so the down payment and steady income are the whole qualification.
As of October 8, 2026: 119 homes in 25 states, down payments from $10,000 to $60,000.
Per home. Every listing carries its own down payment, set with the price and the monthly payment, and it is the same for every buyer who wants that home. Homes in the bigger metros tend to sit higher in the range, and smaller towns tend to sit lower. The terms table breaks the range out by city, so you can see what a home costs to get into where you want to live.
Yes. On the same home, a larger down payment lowers the monthly payment and a smaller one raises it, because the amount being financed changes. Each listing shows two options side by side with a slider, so you can see the trade before you call. The rate itself is fixed from 4.9% to 6.5% for the life of the agreement, whichever option you pick.
Usually, yes. In San Antonio, down payments on the homes available today run from $22,500 to $40,000. In Houston they run from $30,000 to $55,000. The city pages list every home with its terms: rent to own homes in San Antonio and rent to own homes in Houston.
It is your equity in the home. At closing the down payment is paid through the title company, the deed is recorded in your name, and the rest of the price is financed at a fixed rate with payments collected by a third-party loan servicer. Closing costs are separate and are paid on top of the down payment; what closing costs to expect lists them.

At closing, through the title company. Before that, earnest money holds the home for you once the terms are signed.
It is the same idea, with one difference: the deed is recorded in your name at closing, so the money you put down is equity in a home you own.
