What is the lowest monthly payment on an owner-financed home?

On the homes available today, monthly payments run from $700 to $3,955, and the lowest is $700. The rate is fixed from 4.9% to 6.5% for the life of the agreement and never adjusts, and a larger down payment brings the payment down. Every listing shows its own monthly payment and down payment together, so you can see the trade.

As of October 8, 2026: 119 homes in 25 states, down payments from $10,000 to $60,000.

What decides the monthly payment?

Three things: the price of the home, the down payment, and the fixed rate. The price minus the down payment is the amount financed, and the rate, from 4.9% to 6.5% depending on the home, sets the payment on that amount. A third-party loan servicer collects it each month, so you always have a record of every payment you have made.

Does the payment ever go up?

The rate does not. It is fixed from 4.9% to 6.5% for the life of the agreement and never adjusts, so there is no reset date and no index it follows. Property taxes and insurance are a different matter: they are set by the county and the insurer, not by us, and they can change from year to year like they do for any homeowner. Our team shows you how they are handled on your home before you sign.

How do I find the homes with the lowest monthly payments?

Start with the full list of available homes and sort or filter by monthly payment. Each listing has a slider that shows two options for the same home: a larger down payment with a lower monthly payment, or a smaller down payment with a higher one. If the monthly payment is the number that matters most to you, the bigger down payment option is the lever.

Is a low monthly payment with a bank cheaper?

Sometimes, for a borrower a bank will approve. A bank loan with a small down payment usually adds mortgage insurance on top of the payment, and getting to closing takes weeks of underwriting. For most of our buyers the honest comparison is not a bank payment against ours; it is rent against ours, because the bank already said no. Owner financing has no credit check and can close in as little as 14 days.

What does the monthly payment include?

What it covers is spelled out in your written agreement, including how property tax and insurance are paid, whether through the servicer or by you directly. Our team walks through it with you so the full monthly cost is clear before closing.
