Why is the down payment paid at closing?

Because closing is when you take ownership. At the title company the deed is recorded in your name, the purchase agreement and promissory note are signed, and the down payment is what makes the sale a sale. On the homes available today, down payments run from $10,000 to $60,000, and the lowest is $10,000. A larger down payment lowers the monthly payment on the same home; a smaller one raises it. Every listing shows both numbers together so you can see the trade.

When does a split or a later second payment happen?

Case by case, and only after a conversation with our team. Buyers ask this most often when they have most of the amount in hand and the rest coming: a tax refund, a bonus, a sale of a vehicle. Whether a particular home can wait, or whether the terms can be structured around a second payment, depends on that home and that situation. It is not something a listing can promise, which is why the page says to call. What our team will never do is tell you no before hearing the numbers.

Is there a smaller down payment on some homes?

Yes, in the sense that every home has its own amount and the range is wide. If one home's down payment is out of reach, another home in the same city may list a lower one.
