Owner financing is the same idea as rent to own, with one difference: you own the home from day one. The option fee becomes your down payment. The rent becomes a monthly payment on a home you already own. And instead of exercising an option in one to three years, the deed is recorded in your name at closing. Golden Path Homes does not offer rent-to-own. We sell on owner financing. 119 homes are available in 25 states. Down payments run from $10,000 to $60,000, and monthly payments from $700 to $3,955.

Some rent-to-own programs skip the credit check and some do not. Golden Path Homes does not offer rent-to-own. We sell homes on owner financing, where you own the home from day one, and there is no credit check. Buying takes a down payment and steady income.
Not with Golden Path Homes. Where rent to own asks for an option fee, owner financing asks for a down payment, and a down payment is required on every home. The difference is that the deed is recorded in your name at closing, so your down payment goes into a home you own. Down payments on the homes available today run from $10,000 to $60,000.
You pay an option fee and monthly rent, sometimes with part of the rent credited toward a purchase. You do not own the home until you exercise the option to buy, often after one to three years of renting. If the deal falls through before you buy, the option fee and rent credits are usually gone. Owner financing skips the renting: the deed is recorded in your name at closing.
With lease to own, the seller keeps the deed until you exercise your option. With owner financing from Golden Path Homes, the deed is recorded in your name at closing, through a title company, and a third-party company services the loan. The rate is fixed from 4.9% to 6.5% for the life of the agreement. You can close in as little as 14 days.
